Frequently Asked Questions

Does hiring a buyer's agent cost more when I buy a pre-construction condo?

No. The builder pays the buyer's agent commission out of a co-operating fee that's already built into their pricing, whether or not you use an agent. Buying direct through the sales office doesn't lower your price — it just leaves no one negotiating deposit structure, incentives or contract terms on your side.

Is there a cooling-off period for a new condo purchase in Ontario?

Yes. Ontario gives buyers of new condominiums a 10-day statutory rescission period after receiving the fully signed agreement and disclosure statement, during which the purchase can be cancelled for any reason.

How are deposits structured on a pre-construction condo?

Condo deposits typically total 15–20% of the purchase price, staged over months or years — for example 5% on signing followed by scheduled instalments. Many builders currently offer extended or reduced deposit structures, which is a key point of negotiation.

What happens to my deposit if the condo project is cancelled?

Condo deposits carry legislated protection under Ontario's new-home warranty program (Tarion), so your deposit is returned if a project is cancelled. You don't get back lost time or any market movement during the delay, which is why project and builder screening matters before you sign.

What's the difference between interim occupancy and final closing on a condo?

Interim occupancy is when you take possession and start paying occupancy fees — covering estimated taxes, common expenses and interest — before the building is legally registered as a condominium. Final closing happens once registration is complete and title actually transfers to you, which can be months or over a year after interim occupancy begins.

Can I assign (sell) my pre-construction condo contract before closing?

Most builder agreements allow assignment only with the builder's written consent, often for a fee, and some restrict or prohibit it until close to occupancy. Review the assignment clause before you sign if there's any chance your plans could change.

What closing costs should I budget for beyond the purchase price?

Beyond the purchase price, budget for development charges and levies (negotiate a cap in your agreement), Tarion warranty enrolment, utility hookup fees, HST treatment depending on end use, and Ontario land transfer tax — plus the Toronto municipal tax if buying in the city.
