How It Works
- Discovery call. Budget, target cities, lot and orientation preferences, and must-have upgrades.
- Shortlisted projects. Only builders and floor plans that pass a track-record and financing screen make the list.
- Personal site walkthrough. I tour the model home and available lots with you — not a solo trip to the builder's office.
- Lot premium and upgrade review. What's actually worth paying for now versus doing after closing.
- Agreement review and negotiation. Price, deposit structure and closing-cost caps — especially development charges — reviewed and negotiated before you sign.
- Legal review before firm signing. No statutory cooling-off on freehold, so this happens before you sign, not after.
- Construction updates. You're kept current on the build timeline, Tarion registration and any occupancy date changes.
- Pre-delivery inspection and closing support. I attend your PDI with you, then follow up on the 18-month guarantee.
Frequently Asked Questions
Does hiring a buyer's agent cost more on a detached home?
No. The builder pays the buyer's agent commission out of a co-operating fee that's already built into their pricing, whether or not you use an agent.
Is there a cooling-off period for a pre-construction detached home?
Freehold detached homes generally do not carry the 10-day statutory rescission period that new condos do, which is why legal review before firm signing matters more here than on any other home type.
What's a lot premium, and is it negotiable?
A lot premium is an extra charge for a specific lot — corner, pie-shaped, walkout, backing onto green space, and so on. It's often negotiable, especially later in a phase's sales when the builder is motivated to move remaining lots.
How are deposits structured on a detached home?
Freehold deposits are typically lower than condo deposits, staged around signing and specific milestones, and protected up to a defined limit under Ontario's new-home warranty program (Tarion).
What is a Tarion Pre-Delivery Inspection (PDI)?
A walkthrough shortly before closing where you and the builder document the home's condition and any deficiencies. The builder is contractually obligated to address documented items within Tarion's warranty timelines — I attend this with you.
What happens after closing if something's wrong with the home?
Tarion's new home warranty covers a one-year general warranty period, a two-year warranty on specified items like windows and electrical, and up to seven years for major structural defects.
What closing costs should I budget for beyond the purchase price?
Development charges and levies — worth negotiating a cap given how much exposure a detached home carries here — Tarion warranty enrolment, utility hookup fees, HST treatment depending on end use, and Ontario land transfer tax. A full closing-cost worksheet should be provided before you sign anything.
