Cambridge's citywide benchmark is still down mid-single digits, but the real story this issue is a leaderboard flip in East Galt that number completely hides.

What This Means For You
East Galt is the clearest lesson in this issue — a rising price does not mean a strengthening position, and I'd tell any buyer using "it's still going up" as their reason to pay East Galt's asking price to look at the leaderboard rank instead. Preston Heights condo buyers are catching real momentum; Preston Heights house buyers have some room to negotiate given the softening predicted value. West Galt remains the pick for buyers who'd rather pay a premium for a neighbourhood that never shows up in this kind of volatility at all.

I flagged East Galt as a 4-out-of-5 demand score two issues ago when its asking prices first pushed above the Cambridge benchmark — I'm downgrading it to a 2 this issue, and the reason matters: the price is still nudging up, but it's now the weakest grower of all 14 tracked Cambridge neighbourhoods, which means buyers elsewhere in the city are getting more for the same dollar of price growth. That gap between "still rising" and "still competitive" is exactly what a city-wide average can never show you, and it's why I pull the leaderboard rank before I pull the raw price on every listing I write an offer for.

Before you accept "East Galt is appreciating" as a reason to stretch your offer, ask your agent for its growth rank among Cambridge's other 13 tracked neighbourhoods — a rising price at the bottom of that list is a very different bet than a rising price at the top.
