Every builder sales office mentions "the HST rebate." Almost none of them walk you through how it actually works, or why two buyers on the same floor plan can end up with very different numbers back at closing. Here's the plain-English version.
There are two rebates, not one
The first is the federal GST/HST New Housing Rebate — a long-standing program available to any qualifying buyer, first-time or not, on homes under a certain fair market value. The second is Ontario's rebate on the provincial portion of HST, which is where the bigger, newer numbers come from: a temporary Enhanced New Housing Rebate for first-time buyers closing in a specific window, on top of the standard Ontario rebate everyone else still qualifies for.
Stack the federal first-time buyer rebate with the enhanced Ontario rebate, and the combined maximum is where the "$130,000" figure comes from — not a single line item, but two programs layered together.
Why the number on your worksheet might be smaller
- Home value matters. The enhanced rebate scales down above $1,000,000 and disappears above $1,850,000.
- Timing matters. The enhanced federal and provincial windows are tied to specific closing dates — miss the window and only the standard, smaller rebate applies.
- First-time buyer status matters for the enhanced portion. Repeat buyers still get the standard rebates, just not the temporary top-ups.
This is exactly the kind of detail that's easy to gloss over in a sales-office presentation, because the person presenting it isn't the one who has to explain the shortfall to you after firm signing.
What this means for your worksheet
Before you sign anything, ask for the rebate assumption in writing, tied to your specific closing date and purchase price — not a generic "up to $130,000" line. It should change how you compare two projects, since a lower list price with a smaller effective rebate can net out worse than a higher list price with a full rebate.
