Kitchener's citywide benchmark is frozen at July's numbers for another week or two, but Rosemount just did something I don't see often: both its houses and its condos gained value in the same month.

What This Means For You
If you're a first-time buyer who got outbid on an Idlewood condo last issue, put Rosemount on your list — it's showing the same kind of dual-segment strength without the same attention yet. Pioneer Park is the right call for buyers who want predictability over upside; nothing there is going to surprise you, good or bad. Centreville suits patient buyers willing to do extra legwork on comps, since the automated tools will happily blend it into Stanley Park's numbers if you let them.
Andy's Take
In fifteen-plus years watching this market, I can count on one hand the number of times I've seen both property types in the same Kitchener neighbourhood gain value in the same month — it usually means one segment is propping up demand for the other, and in Rosemount's case I think it's the war-time bungalow stock drawing renovation and infill buyers who then push condo demand up as a fallback when they lose the bungalow bid. I'd get a Rosemount client under contract now rather than waiting for the board data to confirm what the neighbourhood-level tools are already showing.
Quick Tip
When you pull comps in Centreville, ask your agent to search by street name in addition to neighbourhood — market data tools frequently lump it in with Stanley Park, and Stanley Park's condo pricing runs meaningfully different from Centreville's mixed housing stock.
